Chennai engagements span the OMR IT corridor (Sholinganallur, Perungudi, Thoraipakkam), Guindy, Nungambakkam, Anna Salai and the Ambattur industrial belt. Pricing is calibrated to brief, scale, finish quality and site access constraints — not to a per-square-foot benchmark. We share a single all-inclusive figure covering design, construction, MEP, furniture and project management, against a fixed-price contract after design development. The price quoted is the price you pay unless the scope changes.
Yes. The OMR IT corridor — from Perungudi through Sholinganallur to Siruseri — is our primary Chennai focus. We handle the tenant fit-out approval process for the major GCC and IT tech-park campuses along the corridor as part of the engagement scope, including the after-hours construction windows most of the parks require. Approved-contractor list compliance and design-review coordination are documented in the proposal.
For Chennai engagements 15,000 sq.ft and above we deploy a resident project team — a dedicated project lead based in Chennai for the duration of the build, backed by senior design leadership from the Hyderabad studio. The build-phase on-site cadence is identical to our Hyderabad work. For projects under 15,000 sq.ft we run a hybrid model with a Chennai-based site engineer full-time and weekly senior visits from Hyderabad.
