Bengaluru engagements span Whitefield, Outer Ring Road, Indiranagar, Koramangala, the Sarjapur tech belt, and managed parks like Manyata and Embassy. Pricing is calibrated to brief, scale, finish quality and the specific park's design-review and material-procurement constraints rather than to a per-square-foot benchmark. For tech-park projects we include the design-review coordination and approved-contractor compliance in scope. The fixed-price contract after design development is the price you pay unless scope changes.
For Bengaluru engagements we deploy a resident project team — not fly-in-fly-out supervision. The build phase has the same daily on-site cadence as our Hyderabad work, with a dedicated project lead based in Bengaluru for the duration. Our largest single engagement to date — a 1.4 lakh sq.ft multi-floor lifescience renovation at MFAR Manyata TechPark — was delivered in this model.
Yes. Tech-park fit-outs run with the relevant design-review process (most parks operate an internal approval cycle on drawings and finishes), approved-contractor compliance, and the after-hours construction windows the parks require. Restricted construction hours and approved-contractor lists add 10–15% to construction costs compared to standalone buildings; this is documented in the proposal so there are no surprises.
