A combined renovation engagement covering 1.4 lakh sq.ft across three floors — MFAR 9th, 10th and 5th — at Manyata TechPark, Bengaluru. Two Bayer entities share the footprint: Bayer Science & Innovation and Bayer Pharmaceutical, with an Agri R&D and pharma workspace character throughout.
Programme runs from 2025 into 2026. Photography is restricted per the client's confidentiality policy.
Two entities. Three floors. One facility.
Three floors, two Bayer entities, one integrated experience. Each floor plate is planned around the specific function it houses — Agri R&D, pharma workspace, shared services — while the material and detail language stays consistent enough that a visitor moving between floors reads a single facility, not three separate fit-outs.
Planning
Renovation work means designing around the existing shell — MEP risers, floor-to-floor heights, base-build HVAC, and the tech-park's building-management interface all constrained the brief. Pencil Sketch's process front-loaded the survey and audit stages so downstream design work absorbed those constraints as design cues rather than late-stage surprises.
Design Language
Global Bayer standards carry through: approved finishes, calibrated lighting, ergonomic furniture systems, wellness-focused breakout areas. Multi-tenant tech-park compliance (Manyata's fit-out protocols, approved-contractor list, after-hours construction) built into the delivery model from day one.
Execution
Multi-floor phased delivery — one floor active for occupation while the adjacent floor is under renovation. MEP sequencing across three floors coordinated with the tech-park's building management. Materials procured on lead-time schedules matched to the phased handover programme.
A 1.4 lakh sq.ft renovation delivered as one coherent experience — reading as a single Bayer facility across two entities and three floors. On the studio's largest single client engagement to date.
