Below 6,000 square feet, most workplaces feel like afterthoughts — cramped corridors, meeting rooms that double as storage, and a general sense that the company hasn't quite arrived yet. CCC Global needed their Financial District office to kill that perception on sight.
As a growing digital services firm competing for enterprise contracts, their workspace is their first pitch deck. Clients visit. Partners assess. Recruits form opinions in the elevator lobby before they've even sat down. The 5,500 sq.ft footprint had to project the operational maturity of a company three times its size — without a single wasted square foot to absorb mistakes.

Pencil Sketch split the floor plate into two distinct worlds connected by a single glass spine. The front half is client territory — a reception sequence that controls the first impression, a presentation room with integrated AV, and a glass-walled meeting room positioned to catch the Financial District skyline. Clients see polish, confidence, and investment.
The back half is the engine room. Open workstations arranged in clusters of six, flanked by two phone booths for private calls and a heads-down focus zone along the window wall. The transition between client-facing and operational zones is managed through a glass corridor that maintains visual connectivity — the team is visible, active, and real — without exposing the working mess of a delivery floor.
Planning
In compact offices, material mistakes amplify. A wrong tile breaks the illusion; a cheap ceiling grid dates the space in a year. The palette is deliberately restrained: large-format porcelain flooring throughout (no transitions, no thresholds), matte-finish joinery in warm grey, and recessed linear lighting that makes the 9-foot ceiling feel like 11. Every surface was selected for its ability to photograph well — because in digital services, your office ends up on LinkedIn before the paint dries.
Design Language
The technology layer is invisible by design. Data points distributed across the floor plate through underfloor trunking — no surface-mounted cable trays, no power poles, no visual compromises. Every workstation has dual-monitor power and data without a single exposed cable. The presentation room runs a wireless casting system with ceiling-mounted speakers and motorised blinds — boardroom capability in a space the size of a living room. The infrastructure investment per square foot is nearly double a typical office this size, but for a digital services company, it's the cost of credibility.
Execution
Construction ran on a single-pour approach: all civil and MEP roughing completed before any partitioning began, giving the team an unobstructed floor to verify every dimension against the plan. Glass partitions were fabricated off-site to exact measurements and installed in a focused window. Furniture arrived pre-assembled where possible to avoid on-site assembly time that eats into compact schedules. Technology integration — the most complex layer — ran its own parallel track with a dedicated AV contractor coordinating directly with the electricians.
A focused workstation count, two meeting rooms, a dedicated presentation suite, and a staff pantry — all within 5,500 square feet, with circulation that never feels squeezed. The office punches well above its size. Clients consistently comment on it. More importantly, the space supports CCC Global's actual working patterns — rapid team collaboration, client presentations, and focused digital delivery — without the compromises that small footprints usually force.
