Bayer's Bengaluru engagement spans more than a lakh square feet across four stages of build-out. The design standards document that came with it ran to over 200 pages: global colour specifications, approved material libraries, furniture ergonomic certifications, lighting levels measured in lux with zero tolerance, accessibility requirements that exceed Indian building codes by a significant margin.

Each floor plate divides into three concentric zones, each with its own character and access protocol. The outer ring — perimeter offices and leadership cabins — captures natural light and provides the acoustic privacy that pharmaceutical decision-making demands. The middle ring houses collaborative team zones at higher density, designed for the cross-functional work that drives Bayer's India operations. The inner core concentrates shared services: boardrooms, town halls with flexible seating, conference rooms, and wellness rooms.
This concentric logic isn't decorative — it's operational. Visitor access is managed through the outer ring without disrupting the working core. Leadership is visible but acoustically separated. Teams can collaborate without competing for meeting rooms.

Planning
Every material in the space passed through a dual approval process: Pencil Sketch's design review and Bayer's global facilities team in Germany. The flooring — a homogeneous vinyl sheet system — was selected for its antimicrobial properties, acoustic performance, and compliance with Bayer's global finish standards. Ceiling systems use micro-perforated metal panels rated for the specified acoustic absorption coefficients. Joinery finishes match Bayer's approved RAL colour range to within measurable tolerance. 60% of materials were sourced domestically — the highest local procurement ratio for a Bayer facility in Asia-Pacific.
Design Language
Four building systems — HVAC, lighting, IT, and security — had to integrate without visible conflict across the entire footprint. HVAC runs through a dedicated plenum zone above the ceiling grid, with variable air volume controls per zone meeting pharmaceutical comfort standards. Lighting operates on a DALI-controlled system with daylight harvesting sensors along the perimeter — reducing energy consumption by an estimated 30% compared to conventional office lighting. IT infrastructure supports thousands of data points with redundant pathways. Access control integrates with Bayer's global security platform, managing zone-specific entry permissions across every floor plate.
Execution
Pharmaceutical-grade fit-out at this scale is unforgiving. The critical path ran through MEP coordination: with four major building systems converging in every ceiling void, sequencing errors would cascade. Pencil Sketch deployed a full-time MEP coordinator on-site — not common for interior fit-outs, but essential at this scale and complexity. Material procurement ran on a long-lead schedule, with imported ceiling panels, German-specified hardware, and custom joinery components ordered before design development was fully complete. Mock-up rooms were built for Bayer's global team to review and approve finishes remotely via video walkthrough — eliminating the approval delays that typically slow multinational projects. Commissioning ran zone by zone, with each zone signed off against a 147-point checklist aligned to Bayer's global handover standards.
